1.3M SF Girard Point Logistics Center Planned in Delaware County

A large-scale industrial project is gaining attention in Delaware County. A Dallas-based developer plans a major logistics center in Darby Township.

Stream Realty Partners has proposed a 1.3-million-square-foot logistics development on a 106-acre site. The firm submitted plans to the Delaware County Planning Commission, where the project was recently reviewed. Township approval remains the next critical step.

The proposed development, called Girard Point Logistics Center, includes four warehouse buildings. The site sits at the border of Philadelphia, positioning it near key transportation corridors.

Developers plan to build on the former Darby Creek Tank Farm along Calcon Hook Road. Sunoco previously used the site to store crude oil, which was transported to its refinery along the Schuylkill River. That refinery site now forms part of the Bellwether District.

The location offers strong logistical advantages. It sits about 1.5 miles from I-95 and Philadelphia International Airport. It also lies just six miles from the Bellwether District, a major redevelopment hub. In addition, the property borders Darby Creek and sits next to the John Heinz National Wildlife Refuge at Tinicum.

Stream Realty Partners operates as a national commercial real estate brokerage and development firm. The company develops and acquires industrial, office, healthcare, and retail assets. However, its current footprint in the Philadelphia market remains limited.

At this stage, the developer has not finalized its submission. Darby Township officials have not scheduled hearings for final approvals. Local officials expect movement later this spring or early summer.

Crews have already cleared the former tank farm site to prepare for redevelopment. The Delaware County Planning Commission also issued recommendations. These include stormwater management improvements and traffic considerations.

It remains unclear whether the project will move forward as a speculative development or secure a tenant first. Market conditions have slowed speculative construction in the near term. However, rising demand could support new industrial deliveries by 2027.

The developer may also choose to secure approvals and sell the site to another group. Either approach would position the property as a key industrial opportunity near Philadelphia.
