Mitsubishi Electric Trane HVAC has leased approximately 489,000 square feet of industrial space in Philadelphia’s Bridesburg neighborhood.
The lease ranks among the region’s largest recent industrial transactions. Additionally, it reinforces demand for modern distribution facilities in the city.
The space is located at 2951 Orthodox Street within a two-building industrial complex totaling approximately 900,000 square feet.
The development sits just north of the Betsy Ross Bridge and east of Interstate 95. As a result, tenants benefit from convenient access to major transportation corridors throughout the region.
The warehouse at 2951 Orthodox Street totals 740,701 square feet. More than 250,000 square feet remains available for lease.
The industrial complex was completed in late 2023 on a 63-acre site. Kurv, formerly Bridge Industrial, owns the property.
Large-scale industrial facilities continue attracting manufacturers and distribution users seeking modern space with strong highway connectivity. Furthermore, Philadelphia remains a competitive market for companies expanding their regional logistics operations.
The transaction highlights ongoing demand for high-quality warehouse space across the Greater Philadelphia industrial market. Modern facilities in strategic locations continue drawing significant leasing activity.
