Penn Beer Acquires Hatfield Industrial Facility for $48.5M

Penn Beer Sales & Service has acquired its 324,796-square-foot industrial facility in Hatfield, Pennsylvania, for $48.5 million. The wholesale beverage distributor purchased the property from Maguire Hayden Real Estate Co.

Located at 2801-2805 Township Line Road, the manufacturing facility was already fully occupied by Penn Beer. The transaction included the industrial building and adjacent land parcels.

The sale closed at approximately $149 per square foot. Notably, Maguire Hayden purchased the same property in 2019 for $27 million, or approximately $83 per square foot.

That represents a $21.5 million increase in transaction value over seven years. The property was originally constructed in 1967 and underwent renovations in 1998.

Penn Beer is among the largest Anheuser-Busch wholesalers in the Northeast. The company previously acquired the beverage distribution operations of Gretz Beer Co., which had retained ownership of the real estate.

Gretz later sold the property to Maguire Hayden in 2019. Now, Penn Beer has secured ownership of the facility supporting its existing operations.

The acquisition highlights continued owner-user activity within Pennsylvania’s industrial real estate market. Rather than leasing, established businesses may pursue ownership to gain greater control over their long-term facilities.

Additionally, purchasing an occupied property allows companies to maintain operations without the disruption of relocating. Ownership can also provide greater flexibility for future improvements and capital investments.

For industrial investors, the transaction demonstrates the value of established facilities with long-term operational demand. The property’s substantial size and existing occupancy further distinguish the sale within the regional industrial market.

Penn Beer’s acquisition reflects how owner-users continue playing an important role in commercial real estate transactions. The $48.5 million sale also underscores the investment activity surrounding established industrial properties in Greater Philadelphia.
