
A 281,600-square-foot industrial property in Bristol, Pennsylvania, has sold for $52.75 million. San Diego-based Westcore Properties acquired the warehouse from an entity affiliated with Blackstone’s Link Logistics.
Located at 100 Crossings Drive, the property sits within Keystone Industrial Park in Bucks County. The transaction closed at approximately $187 per square foot.
The warehouse was constructed in 2004 and occupies nearly 27 acres. Additionally, the property serves as the primary distribution center for King of Prussia-based David’s Bridal.
Link Logistics previously acquired the facility for $20.4 million in January 2022. The latest sale represents a $32.35 million increase in transaction value over that period.
The property’s location provides access to several major transportation routes. Interstate 95 runs nearby, with connections to Interstate 295 and the Pennsylvania Turnpike.
Consequently, the surrounding industrial corridor remains strategically positioned for regional distribution and logistics operations.
The acquisition also represents a geographic expansion for Westcore Properties. The firm’s industrial investment activity has traditionally focused on markets including Texas, Arizona, California, and Colorado.
Westcore currently maintains offices in San Diego and Dallas, with plans for an East Coast location. However, the company does not list other industrial acquisitions in the Northeast or Mid-Atlantic on its website.
Meanwhile, Link Logistics maintains a significant presence throughout the Philadelphia industrial market. Its regional portfolio includes 31 properties totaling approximately 5.9 million square feet.
Industrial leasing activity also continues within the surrounding Keystone Industrial Park. Nearby, Estée Lauder recently renewed its 242,433-square-foot lease at 300 Crossings Drive.
For commercial real estate investors, the transaction highlights continued interest in established distribution facilities along major transportation corridors. Properties with existing tenants and strong highway access remain important components of industrial investment strategies.
Westcore’s acquisition also brings another national industrial investor into the Greater Philadelphia market. The sale reflects continued investment activity in Bucks County’s established warehouse and distribution sector.
