Walmart Acquires Northeast Philadelphia Warehouse

Walmart Acquires Northeast Philadelphia Warehouse for $47.2M

Walmart Fulfillment Services has acquired a newly constructed industrial property in Northeast Philadelphia for $47.2 million. The purchase marks a significant investment in the city’s warehouse and distribution market.

Located at 11301 Roosevelt Boulevard, the 176,105-square-foot facility was purchased from Houston-based Lovett Industrial. The property, known as Highway 1 Commerce Center, occupies approximately 14.5 acres near Red Lion Road.

Completed in August 2025, the industrial building sits just west of Northeast Philadelphia Airport. Its location provides access to Roosevelt Boulevard and the surrounding transportation network.

The transaction represents approximately $268 per square foot. Additionally, the acquisition establishes Walmart’s only major distribution or fulfillment facility within Philadelphia city limits.

Walmart Fulfillment Services supports third-party sellers operating through the company’s Walmart Marketplace platform. Sellers send inventory to Walmart’s fulfillment centers, where the company manages order processing, packaging, and shipping.

The Northeast Philadelphia facility features infrastructure designed to accommodate modern logistics operations. Its specifications include 28 loading docks, 36-foot ceilings, 25 trailer parking spaces, and 131 vehicle parking spaces.

Previously, the property contained an older, single-story industrial building. Lovett Industrial acquired the site for $12.1 million in 2023 before demolishing the existing structure in 2024.

The developer subsequently constructed Highway 1 Commerce Center, delivering the modern warehouse in August 2025. The redevelopment transformed the property into a facility designed for contemporary distribution requirements.

Notably, Walmart’s acquisition highlights the continued importance of modern industrial properties within established urban markets. E-commerce fulfillment operations depend on efficient transportation access, loading infrastructure, and strategically located distribution facilities.

Furthermore, the transaction demonstrates how industrial redevelopment can introduce new investment into existing commercial corridors. Replacing older facilities with modern warehouses can help accommodate changing logistics and supply chain requirements.

For Philadelphia’s commercial real estate market, the $47.2 million sale represents a notable industrial investment transaction. Walmart’s purchase also reinforces the role of Northeast Philadelphia as a location for warehouse and fulfillment operations.

The acquisition adds a major national retailer to the city’s industrial property landscape while expanding Walmart’s regional e-commerce logistics infrastructure.
