Provident Industrial has begun construction on a nearly 260,000-square-foot warehouse in Limerick, Pennsylvania.
The project marks the developer’s continued expansion into the Northeast. Additionally, the new facility will bring much-needed industrial space to Montgomery County.
An entity affiliated with the Dallas-based developer acquired the 23-acre site at 300 Keystone Drive in June for $9 million.
Construction is underway, with completion expected in 2027. Once delivered, the project will add new warehouse inventory to a market with limited available supply.
The groundbreaking follows the opening of Provident Industrial’s Northeast office in Radnor earlier this year. The regional office supports the company’s broader growth strategy across the Northeast.
Provident also plans to pursue additional acquisition opportunities throughout the region. As a result, the company is positioning itself for the next phase of industrial market growth.
Although industrial development accelerated in recent years, new construction has slowed considerably. Consequently, developers are preparing for future demand as available inventory becomes more constrained.
The Limerick project reflects continued confidence in the Greater Philadelphia industrial market. Modern warehouse developments remain attractive where supply is limited and long-term demand remains strong.
As construction progresses, the development will expand industrial capacity in Montgomery County while supporting Provident Industrial’s growing regional presence.
